twentyfivepercentofthetruevalueofthebuildingorstructureinanyonecalendaryearEWheneverabuildingorstructurecontainingorusedinsupportofanonconforminguseisbyrulingofthebuildingofficialdestroyeddamagedordeterioratedtothepointwhererepairswouldcostinexcessofsixtypercentofitstruevalueanysubsequentuseofthebuildingorstructuretocontainorsupportthenonconforminguseisnotpermittedwithoutapprovalgrantedthroughthespecialusepermitprocessofthecityFAnonconformingusemaynotbeincreasedenlargedorexpandedwithoutapprovalgrantedthroughthespecialuseorconditionalusepermitprocessofthecity1760030ReGulationofnonconformingstructuresAAnynonconformingstructurewhichcompliedwithzoningandlanduseregulationspriortotheeffectivedateoftheordinancewithwhichitdoesnotconformispermittedtocontinueandbemaintainedinaccordancewiththissectionBAnonconformingstructuremaybemaintainedrepairedalteredimprovedremodeledexpandedenlargedorreconstructedifthenonconformingconditioniseliminatedaspartoftheworktobeperformedCAnonconformingstructuremaintainingtheconditionofnonconformityshallnotbereconstructedwithoutavarianceDAnonconformingstructuremaintainingtheconditionofnonconformitymaybeexpandedorenlargedwithoutthenecessityofavarianceonlyunderthefollowingconditions1Anyadditiontotheexistingstructureconformsinallrespectstothecurrentlanduseregulationsofthelandusedistrictincludingbutnotlimitedtosetbacksheightandlotcoverageanddoesnotincreaseanyexistingnonconformity2TheexistingstructuretoremainiflocatedonabuildingsiteintheR16orR20districtsandqualifyingforproportionalsetbacksmaynothavesetbacksoflessthantwentyfeetastorearandfivefeetastosidemeasuredfromtheestablishedpropertylinestothefurthestextentoftheexistingstructure3Themaximumheightoftheexistingstructuretoremainmaynotexceedthemorerestrictiveofeitherthirtyfeetinheightmeasuredfromthehighpointoforiginalgradeatpointofcontactwiththebuildingwallorthirtysixfeetinheightmeasuredfromthelowpointoforiginalgradeatpointofcontactiththebuildingwalltothchighctpointofthcroofpropcrorparapctwallexclusiveofchimneysorantennae4Thetotalproposedlotcoverageofallstructuresonthesitedoesnotexceedthecoverageallowableundercurrentregulationsforthelandusedistrictinwhichthesiteislocated
