ORDINANCE NO. 479
AN ORDINANCE amending Code Sections 17.20.010, 17.24.010
and 17.28.010 and establishing setbacks from the Lake Washington
shoreline.
THE CITY COUNCIL OF THE CITY OF MEDINA, WASHINGTON DO
ORDAIN AS FOLLOWS:
Section 1: Section 17.20.010 B Amended. Medina

B. The minimum setback of any part of any building or
structure shall be thirty feet from the front property
line and thirty feet from the back property line, and
shall be ten feet from each side line. The minimum

17.38, Setback Requirements from the Lake Washington Shoreline
is hereby adopted:
17.38.020 General Provisions. A. All references to the
Lake Washington shoreline shall refer to the line of
ordinary high water.
B. Stringline is defined as straight line connecting
the stringline intersection points to the two adjacent zoning
lots. (See illustration).
C. Stringline intersection point is defined as the
intersection of the zoning lot center line and a line drawn at
right angles to such center line and passing through that portion
of the primary dwelling having the greatest projection toward the
Lake Washington shoreline. (See illustration).
D. Stringline setback is defined as a line drawn at
right angles to the lot center line and passing through the
intersection of said center line with the stringline established
by the primary dwellings on the two adjacent properties. (See
illustration).
E. Whenever the minimum setback from Lake Washington is
measured in terms of feet, the setback shall follow the contour
of the shoreline.
17.38.040 Strin line Setback Areas. The minimum setback
from the La a Was ing ton shoreline or all —structures located
within the Stringline Setback Areas designated on the Official
Land Use and Circulation Map shall be established by use of the
Stringline setback defined in this chapter. In the event that
one or both of the adjacent zoning lots do not contain a dwelling
so that a Stringline may not be established, the minimum setback
from Lake Washington shoreline shall be twenty five percent
(258)of the depth of the lot measured from the shoreline to the
farthest boundry line of the building site but in no event less
than seventy feet. Where the stringline setback established by
this chapter is closer than seventy feet to the Lake Washington
shoreline, the minimum setback from the Lake Washington shoreline
shall be seventy feet. Where the stringline setback established
by this chapter is greater than one hundred twenty five feet from
the Lake Washington shoreline, the maximum set back required
shall be one hundred twenty five feet.
17.38.060 Thirt Foot Setback Areas. The minimum
setback from t e Lake Was ington s oreline tor all structures
located within the thirty foot setback areas designated in the
Official Land Use and Circulation Map shall be thirty feet.
